BUYERS: Condos can be purchased outright by foreigners. For long term stay it allows you to have a permanent and private residence that you can alter and modify to your needs or taste. The property can be inheritable or quite easily sold on at a later date. Ownership gives the security of not having to live lease by lease or having the landlord sell the property under you.

INVESTORS: Condos invariably give a better rate of return than houses and are easier to onsell. At various times we have condos ranging from 7 - 12% rate of return , depending on economic conditions, which by any standards is an excellent investment or income stream. Less than a successful business, but also less the hands on time element and risk.

Needless to say with world recession threatening, with falling stock markets and bank failures, real estate is the traditional safe haven. Rental property income tends to only fluctuate mildly and is also a hedge against changes in currency exchange rates.

RENTERS: Renting is very straight forward and easy to setup, ideal for short to medium term stay. Our managed properties offer shorter term contracts, rental rates quoted by owner managed properties, unless specified otherwise, are based on a 12 month contract.

Buy legally, securely and at the correct price. We are a registered western managed company (Native English) with legal work permits that ensures that the interests of both buyers and sellers are met. All properties have had their title deeds checked. Generally based on budget it is better to buy a smaller unit in a good building rather than a larger one in a poorly maintained building.

We have a wide range of condos new, preused and fully renovated for sale. They range from studios through to three bedroom luxury. Buildings differ in quality, service and price, generally you will get what you pay for.

Chiang Mai is a great place for single people, families or retirees. It is a major growth area with all the facilities of first class schools,transport, hospitals, supermarkets, & shopping combined with the natural mountain beauty of this historical city, often called the Rose of the North. The people of Chiang Mai still exhibit the wonderful Thai nature that has made this such a popular country for both holidaying and living.
